The advice ‘buyer beware’ was never more appropriate - house surveys are not the norm here and this may come as a surprise to some overseas buyers. If you are buying a second - hand house your choices are - either find a structural engineer at great expense or use a reputable builder to provide some ‘comfort’ before purchasing. If it is new construction you should look at other projects previously built by the Developer/Builder and get testimonials from previous clients. Real estate agents - obtain testimonials from the agent if possible. Try and find one agent that you get along with and make them your exclusive contact. They can deal on your behalf with other agents and they will usually co-share any commission so you will not be prevented from viewing all the properties that interest you. This is by far the most efficient way to operate. Ask which professional body they belong to.
Listen to the grapevine - local knowledge is indispensable. Talk with members of the expat community, get your Thai associates to talk to neighbours and local people and find out what they know about your intended purchase and the land it sits on.
